Where is the best place to buy your first Perth home and settle? The decision on where to live in Perth will be one of the major decisions you will have to make when you make your move to a new life in Perth.

WHERE TO START

Step 1: Ask the question, “Where in Perth should I live?”

Step 2: Now you need to list all the Suburbs you have been considering. You can enter as many as you like.

Step 3: Ok now you need to list what is important to you.

This will vary from person to person but here are some suggested responses:-

Median house price needs to be less than $400,000;

  • Must have good local public schools;
  • No more than a 20 minute commute into Perth;
  • Walking distance to local shops;
  • Close to the beach;
  • Plenty of open spaces.

The list could go on and on, you can enter as many factors as you like.

You will also need to rank all the factors in order of importance, a rank between 1 and 100.

TIP If you don’t like big numbers rank between 1 and 10, then simply add a zero on the end, so 2 would become 20, 8 would become 80 and so on.

Step 4: You now need to score your answer based on how they fulfil your requirement on a scale of 1-100.

For example if I was to choose Woodvale as one of my selected suburbs using the above criteria then I would score something like.

Median house price needs to be less than $400,000. I would look at the REIWA website and see that Woodvale has a median house price of $399,000. OK so its under $400,000 but only just. I would give median house price a score of 80.

Must have good local public schools . Woodvale has good public schools although there are schools that rank higher so I would give this a 90.

No more than a 20 minute commute into Perth. It is around a 20 minute journey on the train into Perth from Woodvale and the train station is close by. The freeway is also close by and Perth is around a 20 minute drive (with the exception of rush hour) so I would give this 100.

Walking distance to local shops. Woodvale has shops at both ends of Trappers Drive, both in walking distance if you live in the Suburb. I would give this 100.

Close to the beach. You would need to take the car to the beach, it is about a 10 minute drive. Therefore I am going to allocate 65 points.

Plenty of open spaces. Woodvale has several parks with the Yellagonga Regional Park and Lake Joondalup Nature Reserve to the east of the suburb. I give Woodvale a score 85 for open spaces.

Of course you would be inputting the above for all the suburbs you selected. Once done click through to the final step, step 5.

Here you will see that

Step 5 has ranked your selections for you. All you need to do is see which one has the highest ranking.

So there you have it the choice is made.

READY TO HAVE A GO

Woodvale has good public schools although there are schools that rank higher so I would give this a 90.
